How is this expensive gift free to me as a buyer, what is the catch?

There is no catch, most buyers find their dream home on the internet and do most of the work and this is our way of rewarding them. This also takes the taxi driving out of your home buying experience and alows us to give the money we save back to you as a gift.

Would you give me cash instead of a gift?

We would like to have that option and give you a cash rebate like 40 other states do but the politicians in Tennessee passed a law forbidding it. Please read about the rebate law.

How are you able to give me such a large gift?

Simply put, we know you would rather have a large gift over a houseplant.

How is this gift free to me as a buyer?

The seller pays the commission on a home you buy. A real estate agent never charges you , the buyer, for their services. That’s why you pay the same price for a home whether or not you use a real estate agent. The seller usually has already agreed to pay the listing agent a fixed commission – say 6 %. So whether you buy the house by yourself or through a buyer’s agent, the listing agent gets a 6% commission. Therefore, in most cases you cannot approach the seller for a discount, since the seller is paying 6% no matter what – either 6% to the listing agent, or a split of 3% to the listing agent and 3% to your buyer’s agent. ( This is where we get paid: we give you part of our 3% in the form of a gift.

My real estate agent said, “You get what you pay for”. Will you provide me with the same level of service as a traditional agent?

Not only will we provide you with the same level of service, but we’ll provide you with a better level of service, and here’s how: you will deal directly with the “Broker” himself, there will not be a go between helper that does not even have a real estate license, you will have an advocate in your corner with over 40 years real estate and building experience, “He’s older than dirt”, working only for you and not the seller. You will deal with a broker that knows houses from the ground up, we will help you get an inspector that the other agents hate, one that will not cut any corners just to please the agent and do the sale. After the inspection, we will help you decide whether to walk away from the sale or negotiate with the seller on fixing the problems.

How do you make any money?

 

We have a very small overhead. You might say we are a “one horse outfit”. We don’t have to share any of our commission we earn with other agents or a large company franchise. Today’s technology enables us to perform some of the groundwork traditionally provided by an agent. We even build and maintain our own website. 80% of buyers find their new homes on line themselves and we believe they should be paid for their work, therefore, we are happy to give the buyer an expensive gift for their efforts.
