The Required Steps

1. Listing Agreement Form

To gain entry into the local Multiple Listing Service, all sellers are required to complete an approved listing agreement. Unlike traditional listing agreements, we have a form that allows a seller to retain the right to sell the property themselves. Please Email or fax a completed agreement back to us or if you do not have access to a fax or computer, you can mail it.

Forms

Knoxville Discount Realty offers complimentary form and agreements for its customers. In addition, if we do not have the form on our web site, just send us a request, and we’ll email you the forms you need.

Purchase And Sale Agreements

Once you are activated, we will be happy to provide, for review, sample forms including purchase and sale agreements and related addenda. These samples will help you understand the forms on which buyer agents will present an offer. You will not be over whelmed when the time comes for you to sign any legal document, you will have plenty of time to consult with a real estate attorney to ensure your interests are protected. KDR can not give legal advise and we strongly urge all buyers and sellers to consult with an attorney if there is something in the legal documents you do not understand.
With this form you disclose the features of your home and you can submit the data online (prefered) or by fax. The data if used to create your listing in the Multiple Listing Service. If you want to complete it by hand instead of online, you can print a blank copy. Most people would rather enjoy the convenience and speed of the online form.

3. Photos

You can Email us up to 15 digital photos to publish in the MLS data base and our Web Site. If you do not have access to a digital camera, many stores can create a CD from your prints or negatives. If your photos are large, you may need to send 2 to 3 at a time to get around your email company’s limit on the size of attachments. One has to be of the front view. Pictures are very important, therefore they need to be bright and crisp.

4. Marketing Remarks

Please provide the description of your property that will display in your ad. Occasionally we are required to edit these remarks to comply with MLS rules. This is very important, we suggest that you look at a lot of professional ads and get some pointers. Think of all the good things about your property, the more information the buyer has the quicker he can make up his mind.

4. Driving Directions

Please give as detailed directions as you can.

6. Payment

Payment is due before activation of  listing in the MLS. We will activate you within one business day of receiving the listing information and payment. The flat fee listing package fee is $179.00. Your agreement is your invoice. Full details are described in the listing agreement.
